MASTER LEASE MULTIFAMILY

NOVIQ master-leases and pre-leases entire buildings, or individual units, and then fully designs and outfits these spaces.  Anything from a single-family home, to a 100+ unit apartment building.

 

NOVIQ then hosts clients for stays ranging from a few nights, to several months at a time.

MASTER LEASE PRE-COMPLETION

NOVIQ pre-leases property to de-risk multifamily development projects.  

 

We increase NOI by:

Accelerating / eliminating the lease-up process, eliminating leasing commissions, reducing management costs, eliminating late payments, credit loss, turnover costs & vacancies, all while maintaining high occupancy.

COMMERCIAL CONVERSION

NOVIQ is an expert in finding under utilized property.  We strategically reposition or repurpose these properties to be operational as hotel or transient lodging facilities, thus realizing highest and best use.

 

NOVIQ’s architects and land use consultants work with city officials to make sure permits and entitlements run smoothly, and adhere to Short Term Rental (STR) or hotel/transient lodging licensing ordinance(s).  We work with landlords prior to, during, and after construction to make sure the property will meet the client’s needs, in the most cost-efficient way possible.

PRE-LEASE FOR PURCHASE

NOVIQ helps source properties and syndicate deals with partners and investors.  We ensure and expedite the acquisition, refinance, and sale of property for our partners, while guaranteeing revenue.
